Price development in the areas north of Bonita Springs is significantly weaker than in higher-priced areas such as Marco Island, Naples, Bonita Springs and Sanibel and Captiva Island. This is probably mainly due to people from the north who are looking for the many amenities (restaurants, shopping, golf, beaches). This can also be seen in the number of sales, which have increased more sharply in these areas compared to last year.
Fort Myers Beach is still reeling from the hurricane's damage in 2022.

The number of the listed properties has also increased in areas with cheaper prices. This is mainly because there are fewer local buyers. They have traditionally bought more in these areas and now cannot afford the high interest rates of over 7%.
