At present, several developments still offer new-construction properties, the purchase of which automatically makes you a member of the development's golf club. The choice used to be much greater, but there is hardly any land left that is large enough for a golf club and the properties In Collier County, only  The National Golf & Country Club   in Ave Maria currently offers such condos and houses. Prices start at 285,000 dollars for a condo. In Lehigh Acres, property developer Lennar opened the renovated Copperhead golf course last year under the name   Ibis Landing   . Bonita del Sol - Pulte builds new community west of the highway

Pulte has begun developing the building plots for the new Bonita del Sol development on Old US 41 north of downtown Bonita Springs. The developer had secured one of the last large vacant lots west of the freeway with the former Bonita Golf & Country Club and will build 248 single-family homes there. The complex is approx. 15 minutes by car from the beach and close to the Coconut Point and Miromar Outlets shopping centers. There are also several public golf courses nearby. A 36 acres lake will be created in the center of the complex. There will be various leisure amenities including a large community pool. 15 different floor plans have been announced for the development. Developer Lennar is offering single-family homes in the final stages of completion at reduced prices in East Fort Myers'  Portico .  Among them is the Venice Model with a lake view for $396,104. The single-family home features three bedrooms, 2 bathrooms, and a two-car garage. With 1,849 sqft of air-conditioned living area, the house is fully tiled and equipped with impact windows and granite countertops. Completion is scheduled for March 2024. Real Estate Market in Collier County with Contrasting Figures

December presented an unusual scenario. Despite almost 50% more properties on the market and a 15% decrease in sales, prices continue to rise, averaging $631,000, near the peak recorded in early 2023. Even developers appear to anticipate only a short-term downturn. This is evident in the number of new developments where the infrastructure and construction of new homes have recently commenced. The figures include only properties offered and sold through real estate agents. Marco Island has its own realtor association, and its figures are not included here.

New Constructions in Isles of Collier Preserve Soon to be Sold Out

The property developer Minto has confirmed that the construction in   Isles of Collier Preserve   located just south of downtown Naples, will be completed soon. The remaining single-family homes, townhouses, and condos are expected to be under contract by no later than mid-year. Additionally, some of the model homes are available for sale.  A total of 1,649 properties were built in the development that began in 2014 . Half of the 2,471-acre property has been preserved as a nature reserve, accessible only through walking trails or kayak tours.   Some of the largest homes in the development were built by Stock Development, who purchased 61 of the plots in one of the most beautiful areas of the community. The development offers a variety of recreational facilities such as a leisure pool, a lap pool, tennis courts, fitness facilities, pickleball, and a waterfront restaurant. Ibis Landing in Lehigh Acres Highly Successful

The homebuilder Lennar reopened the Copperhead golf course in Lehigh Acres last year, which had been closed for three years, after extensive renovations under the name  Ibis Landing . Around the golf course, a community with 900 properties (single-family homes, townhouses, and condos) is planned. Since the sales launch in May, over 80 properties have already been contracted. Owners in the development automatically become members of the golf course. The low fees (single-family homes between $412 and $474, apartments $650 per month) are among the most affordable for a golf membership in Southwest Florida. In early 2024, work on other recreational facilities will begin, including a pool area, 2 tennis courts, 6 pickleball courts, a Tiki bar, restaurant, and fitness center.  The three different types of condominiums are offered from $225,000, prices for townhomes start at $306,000, and a single-family home can be purchased from $370,000. Model Homes Open in Pratt's Preserve in Fort Myers

The developer Lennar has opened two single-family homes in  Pratt's Preserve   , centrally located in Fort Myers. The community is situated approximately 1.6 miles north of Daniels Parkway, east of 6 Mile Cypress Parkway. The development features 4 different models with 3 to 5 bedrooms and 130 to 215 sqm of air-conditioned space. Three of the floor plans are two stories. Prices for a base model start at around $350,000, while the largest model has a base price of $430,000. All models include a two-car garage. The community does not offer specific recreational facilities. The association fees are $267. In some homes, the terrace faces the relatively busy 6 Mile Cypress Parkway.
