Model homes open in Seven Shores

Developer Toll Brothers opened its model homes in early April at the new Seven Shores development on Collier Blvd just north of Rattlesnake Hammock Road in Naples. Many of the 420 homes in the complex will be on a lake. Amenities include a spacious community pool, clubhouse, fitness center, pickleball and much more. There will be four different house collections: Villa collection (semi-detached houses) with two different floor plans. Prices for the base model start at $535,000. Harbor collection (single-family homes) with four different floor plans. Prices from $725,000. Landing collection (single-family homes) with five different floor plans. Prices from $860,000. Port collection (single-family homes) with five different floor plans. Prices from $1,080,000. Supply of properties continues to rise

In February the sales price was in average 3.4% less than the asking price. And alone in Collier County, 680 properties have had their prices reduced in the last 7 days. Apparently, the sellers had calculated increases like in previous years and priced their properties accordingly. Real estate in Collier County had a price increase of 50% from 2021 to 2023. In this respect, many buyers already see it as a success if they only pay 5% more than a year ago. 

Ardena in Naples sold out

Developer Pulte has sold out the last two properties in the luxury Ardena development on Livingstone Road in Naples. Work on the community began in 2019. The complex consists of 77 large single-family houses on fairly large lots (approx. 900 square meters). The air-conditioned area of ​​the houses is between 240 sqm (2,700 sqft) and 540 sqm (6,000 sqft). There is an unmanned access gate. No amenities were built in the small community. The HOA-Fees are currently quite high at $375 per month. Half of the houses are on a lake. Shopping centers for daily needs are nearby. It's about a 20 minute drive to the beach. Two used houses are currently being offered. Prices are between $2,000,000 and $2,500,000. GL Homes has started work at Rivercreek in Estero

GL Homes has sold the first homes in  Rivercreek   on Corkscrew Road in Estero, just a few miles east of the highway. There will be a total of 556 houses. Prices for the base models range from $600,000 to $1 million. However, the prices for necessary upgrades are usually quite high. The HOA-Fees are currently around 400 dollars per month. The infrastructure of the development was created with loans, which are paid off through increased property taxes. The community will offer many amenities such as clubhouse, community pool, tennis, pickle ball, playground, gym and much more. There will be a total of 7 different models. Manatee Cove in South Naples completed

Pulte has completed the work at  Manatee Cove  in South Naples and is now offering the 2 model homes for sale. The smaller Hallmark model has 2 bedrooms, den and 2 bathrooms and is offered for 629,000 dollars. The larger Mystique model has 3 bedrooms, den and 2 bathrooms as well as a pool. Both homes are located on a lake. Pulte has built 168 properties in the complex since 2020. Amenities include a park, community pool and playground. Currently there are also 4 pre-owned homes for sale in the complex (2 with pool, 2 without pool). The prices are between 594,000 and 800,000 dollars. Marco Island real estate market holds up well

While sales are down in other areas of Southwest Florida and median sales prices are stagnant, Marco Island is moving in the other direction in January. 36% more properties sold and an average price increase of 17% for single family homes is quite impressive. The rising number of objects and the longer average time, till properties are under contract, corresponds to the experiences from Naples, Fort Myers and Cape Coral. Of the 24 residential properties that sold for over 5 million dollars in Southwest Florida in January, three of them were on Marco Island. Quite impressive for the small island!  

Developer Lennar announces new development in North Fort Myers

Lennar has begun work on the new development Stonehill Manor on Bayshore Road in North Fort Myers just east of the highway. The 71-home development will not offer amenities, which will likely keep the HOA Fees quite low. Sales are scheduled to begin next month. There are 4 floor plans available.
