GL Homes announces new 55+ community in Naples

GL Homes plans to open the new Valencia Sky development next year and is expected to offer a total of 640 new properties. Located at the intersection of Davis Blvd. and Santa Barbara Blvd (approximately 15 minutes' drive to the beach and downtown), the facility will offer the following recreational amenities: Clubhouse  Large pool area Tennis  Pickleball  Big gym Restaurant Event hall There will be single-family homes and condos, with prices starting in the $600,000 - $900,000 range. Inlet Quay on the Gordon River in Naples

The new condo buildings of Inlet Quay with 37 exclusive condos ranging in size from 2,729 to 6,034 sqft (250 to 540 sqm) will be directly on the Gordon River . The buildings will have 7 floors, the lowest floor is for parking spaces. Each of the apartments has a large lanai. The cheapest condos are offered for $3.2 million. The HOA fees for the community are expected to be $10,885 per quarter.  There will be 18 boat slips on the river (first come first serve). The bridge on US 41 limits the size of boats.  Construction is scheduled to be completed by the end of 2026 and reservations can be made now. Statistics with new lows in November

The market did not improve in November. Sales are at their lowest level since September 2017 (which was the month of Hurricane Irma). The number of properties on sale is also increasing and buyers' negotiating options have further improved. At the moment there is no sign of a trend reversal. Surprisingly, average sales prices show only a slight decline.

Osprey Shores in Naples in the approval process

The new Osprey Shores townhome development will be part of the Royal Palm Golf Estates . A total of 34  homes are planned, 28 of which will have a sweeping view of a lake and the golf course. Each of the lakeside buildings will have 4 units. Many of the two-story buildings are offered with their own pool and spa.  The houses will offer 3 bedrooms and 3 bathrooms (all upstairs) and a large living/dining area with open kitchen as well as laundry room and guest toilet on the ground floor. New golf course at Babcock Ranch

This fall, Lennar will open its second golf course at Webb's Reserve within    Babcock Ranch   in  North Fort Myers. Owners at Webb's Reserve automatically become members of the golf course and pay their dues towards the community fees. The 18 hole course was planned and built by Nicklaus Design.  The subdivision offers 17 floor plans for condos and single-family homes. Prices for condos start at $270,000; for a house you have to pay at least $535,000.  The community offers a clubhouse, pool, tennis and pickleball. Seagate starts marketing for new community Opus Stone

The developer known for its luxurious homes is planning the new Opus Stone development at the crossroad Vanderbilt Beach Road and Masssy St (just east of Collier Blvd). , There will be 51 single-family homes with 3200 to 5550 sqft (290 - 500 sqm) of air-conditioned space on the 50 acres site (approx. 20 ha) site There will be 11 different models. New community comes to South Naples

Developer Mattamy Homes has purchased a 65-acre property in south Naples on Manatee Road for $10.1 million. 249 properties (houses and apartments) are planned for the development. The models will be between 1397 sqft (125 sqm) and 2810 sqft (250 sqm).  The community will offer a large pool, clubhouse, pickleball court, walking paths and a fitness center.  The name is already planned: Summerlit .   The opening will take place in autumn 2025.
