The community Aurora Condominiums has started construction w est of US 41 (behind Publix). The complex will have 4 buildings with a total of 45 units. The first two buildings will have river views, while buildings 3 and 4 will primarily overlook the marina. The first units are expected to be completed by the end of 2026. The condos feature between 2,690 and 4,198 sq ft of air-conditioned space with 3–5 bedrooms. Pre-sale prices range from $2.9 million to $5.7 million. Centex offers 290 homes in the community Whispering Lakes in the eastern part of Lehigh Acres. The one- and two-story properties have between 3 and 6 bedrooms and two or three bathrooms (some with an additional guest bathroom). The air-conditioned area ranges from 1443 to 2894 sqft. The developers Pulte and Stock have started work on the infrastructure on Vivid Shores, a development east of the highway in Bonita Springs. The 1031 acre development will include 635 homes. Many of them will be located on one of the three large lakes. They will have living spaces ranging from 1670 - 4000 sqft. The first model homes are expected to be completed in February. The development will feature a 15000 sqft clubhouse, restaurant, fitness center, pool area, pickleball courts, and other recreational facilities. After long discussions and legal disputes the county finally agreed to give the owner of the golf course "Links of Naples" the approval to develop the area with 369 units. It was pretty obvious that the county would have lost the lawsuit. Now, 369 units can be built on the 82-acre (33 ha) property. The site is located on US 41, about 4 miles east of the intersection with Collier Blvd. It will probably take some time before the approval process and environmental permits are completed. Right at the entrance to 5th Avenue South in Downtown Naples, the developer Aprea has begun work on "The Avenue." They plan to built 50 luxurious condos on a 5 acre lot and about 80,000 sqft premium retail spaces. Sales of the condos began earlier this year. The are plans with 2,3 and 4 bedrooms. GL Homes plans to open the new Valencia Sky development next year and is expected to offer a total of 640 new properties. Located at the intersection of Davis Blvd. and Santa Barbara Blvd (approximately 15 minutes' drive to the beach and downtown), the facility will offer the following recreational amenities: Clubhouse  Large pool area Tennis  Pickleball  Big gym Restaurant Event hall There will be single-family homes and condos, with prices starting in the $600,000 - $900,000 range. The new condo buildings of Inlet Quay with 37 exclusive condos ranging in size from 2,729 to 6,034 sqft (250 to 540 sqm) will be directly on the Gordon River . The buildings will have 7 floors, the lowest floor is for parking spaces. Each of the apartments has a large lanai. The cheapest condos are offered for $3.2 million. The market did not improve in November. Sales are at their lowest level since September 2017 (which was the month of Hurricane Irma). The number of properties on sale is also increasing and buyers' negotiating options have further improved. At the moment there is no sign of a trend reversal. Surprisingly, average sales prices show only a slight decline.

The new Osprey Shores townhome development will be part of the Royal Palm Golf Estates . A total of 34  homes are planned, 28 of which will have a sweeping view of a lake and the golf course. This fall, Lennar will open its second golf course at Webb's Reserve within    Babcock Ranch   in  North Fort Myers. Owners at Webb's Reserve automatically become members of the golf course and pay their dues towards the community fees. The 18 hole course was planned and built by Nicklaus Design.  The subdivision offers 17 floor plans for condos and single-family homes. Developer Mattamy Homes has purchased a 65-acre property in south Naples on Manatee Road for $10.1 million. 249 properties (houses and apartments) are planned for the development. The models will be between 1397 sqft (125 sqm) and 2810 sqft (250 sqm).  The community will offer a large pool, clubhouse, pickleball court, walking paths and a fitness center.  The name is already planned: Summerlit .   The opening will take place in autumn 2025. The well-known developer has released the development Asher Park in western Lehigh Acres at the junction of State Road 82 and Buckingham Road for sale.   The Lee County Real Estate Market (excluding Bonita Spring and Estero) continued to be weak in June. While sales prices remained almost at last year's level, sales fell by 13.5% and reached the lowest level for a June in the last 10 years. The length of time spent on the market has also increased significantly and is now 49 days, 60% higher than in the previous year. The number of active listings remains very high. Together with the falling sales figures, this has ensured that the currently active offers could now supply the market for 6.4 months. A year ago it was less than 4 month.

The property developer Neal opened the Skysail  Skysail community in the eastern part of Collier County as early as 2022. With  650 acres of land, including 250 acres of lakes, the community is one of the largest in Collier County. 1,500 properties are expected to be built over the next few years. Around 200 of them have been sold so far.  The properties have between 1500 and 3500 sqft living area (130 to 320 square meters)  and many are located on one of the 6 large lakes. 14 houses are currently nearing completion. With 21% more sales than a year ago, the real estate market on Marco Island is holding up surprisingly well. The downside were lower median home prices (11% less for Single Family Homes).  Collier County as a whole had 17% fewer sales (just over 900 in May 2024), but average prices were 11% higher than last year.  The increase in listings was also lower on Marco Island (only 35%) than in Collier County, where there were approximately 44% more properties on the market.
